Fuseboard upgrades are required for various reasons:

 

Existing earthling devices are obsolete or faulty (eg old fault voltage Earth Leakage Circuit Breakers) Existing Fuse Board is overloaded & requires more outgoing ways for a house extension, new shower circuit etc. New fuse boxes offer easier resetting of devices in case of a fault. Fuse wire is no longer needed & new devices cannot be fitted with the wrong size of fuse wire.

 

The installation of RCDs for protection against fatal electric shock.

The correct size of protective device is essential to disconnect any circuit in case of a fault that could cause a fire or electric shock. Different size cables can carry different size loads, if a cable is overloaded it will get hot. Everything has a use by date. If your home still has a ceramic fuse box with re-wireable fuses in the meter box or anelectrical fuse box with no MCBs or RCDs, then it has passed its use by date, and your fuse box is an electrical hazard.

 

Today’s New Consumer Units are fitted with Miniature Circuit Breakers (MCBs) and Residual Current Devices (RCDs) which cut the electricity when there is an electrical fault. This can save your electrical cables catching on fire or even save a life from electrocution.

Re-Wires

 

Over the years, many types of wiring made from various materials have been used to wire houses. Some of the older wiring systems (usually pre-1970s) are extremely dangerous and if you have these older types of wiring in your house they pose a significant risk to you and your property.

 

Some of these potentially hazardous types of wiring are:

 

Rubber- A double insulated cable with aluminium wire that becomes brittle over time and literally falls apart when disturbed. This leaves exposed live conductors in your roof space and behind power points and light fittings.

Which alarm is best for you?

There are three main types of smoke detectors;

 

(a) Ionization smoke alarms are usually better for detecting flames. So if you live in a wooden house, with lots of combustible furnishings, an ionization alarm is probably best for you.

 

(b) hotoelectric smoke alarms are usually better for detecting smoke. If you live in a home where a fire will smoke before bursting into flame, a photoelectric alarm will work well.

Inspection Reports

 

There are around 30 deaths and 4,000 accidents annually in the UK involving electrics. If you let property in England & Wales you must ensure that electrical equipment and the electrical system are safe.

 

It is the duty of every landlord to make sure that the property that they are renting is fit for the purpose for which it is intended. This includes the fixed electrical wiring.

 

Every landlord should have a Landlord Electrical Safety Certificate for each property they own.

 

You should ensure that tenants are given copies of operating and safety instructions for ALL supplied electrical equipment in the premises and you should carry out regular checks to ensure tenant safety.

 

Why are the inspection reports required at each change of tenancy?

This is to verify that the previous tenant has not damaged or changed the electrical system in any way.

 

The electrical safety certificate ensures that the fixed electrical wiring is in a satisfactory state of repair and is able to remain in service.

 

If you are unfortunate enough to have a problem of an electrical nature while you property is being rented, you may be liable.
